Are For Sale signs permitted? 
No signage is permitted within the units or on the common elements without consent from the Board.

 

Are realtor lock boxes permitted? 

No.

 

Are there any pet restrictions? 

Only ONE pet is permitted per unit UNLESS you are the first time owner of the unit (maximum of TWO pets permitted on a legacy basis). Any pet considered a nuisance may be ordered to be removed at the discretion of the Board.  See Section 9 of the declaration for further information and restrictions.

 

Are there any occupancy restrictions? 

No commercial use is permitted.  Home offices are allowed, provided they do not generate an unreasonable amount of vehicular traffic or nuisance to other unit owners.

 

Are there any leasing restrictions? 

No short term leases are permitted, i.e. no owner is permitted to enter into a lease that is less than 12 months.

 

What are the parking rules for residents? 

No parking or storage of derelict vehicles or recreational vehicles (RV’s, boats, etc.) are permitted.  

 

What are the parking rules for visitors?

Visitor parking spaces are for bona fide guests of a resident only.  

 

Are there restrictions regarding changes to the common elements?

Any change to the exclusive use common elements is subject to approval by the Board.  

 

 

Is there sub-metering of utilities? 

Yes.  Sub-metering of hydro and water is administered by Clean Cut Energy.

 

Are there any unusual maintenance items? 

No.

 

Are there any bulk utilities included in the common expenses? 

Gas usage is included. Hydro and water are sub-metered.  Sub-metering charges are administered by Clean Cut Energy.  

 

Is there private waste pickup? 

Yes.  Residents are to use the bins located outside the building for waste and recycling.   

 

Are there any amenities? 

Yes. There is a party room.

 

Are there any smoking or cannabis restrictions?

Smoking is permitted inside units and outside the building, if at least 3 meters from the building.  

 

Is there any other important information to know? 

In-suite hot water tanks are owned by the unit owner.  The unit owner is responsible for the repair and maintenance of these tanks.

 

Owners are responsible to clean all accessible exterior windows.  

 

Move-ins/move-outs are permitted 8am-5pm Monday to Saturday only and must be arranged with the condominium manager.

 

The condominium corporation insures the standard unit ONLY.  Unit owners are responsible to insure all betterments, improvements and contents.
